The deadline to update your agency’s property schedule is January 14, 2025. Data in your agency’s property schedule as of this deadline will be used for the July 1, 2025 renewal. Update your property and vehicle schedules on AlliantConnect.
Pollution Program
If your agency participates in the Authority’s pollution program, property schedules are also used as the primary method to capture the information needed for this program. Please note that the pollution program extends coverage to vacant land, so all vacant land owned by your agency should be listed on the property schedule with a zero value. By updating your schedule, two necessary administrative tasks are being completed simultaneously.
Other Optional Coverages
The property program also offers dedicated earthquake and flood coverage, mechanical breakdown, and physical damage for vehicles. Coverage is provided if members select the coverage option in their property schedules.
Vacant or Unoccupied Buildings
There are significant differences in coverage available for buildings that are vacant or unoccupied and those that are not. A “vacant” building is one in which there are no people and no property (e.g., cubicles, desks, or machinery). An “unoccupied” building is one in which there are no people, but there is property. It can also include partially occupied buildings, like a three-story office building with just one office being used.
The Memorandum of Coverage – Property Program differentiates coverage as follows:
- Unscheduled vacant buildings are excluded from coverage.
- Scheduled vacant buildings have a sublimit of $2.5 million.
- Scheduled vacant buildings have a deductible of $500,000.
- For claims to vacant premises for more than 60 days and reported to the Authority, the actual cash value will apply. Actual cash value is replacement value less physical depreciation.
- For claims to vacant premises for more than 60 days and not reported to the Authority, the maximum recovery by the member will be the actual cash value, less 25 percent.
Please review all your agency’s locations to ensure that any vacant buildings are appropriately noted and that any locations not vacant are listed on the property schedule with the correct occupancy.
